How the math works
Investor's max price = ARV × investor's percentage − repairs − other costs.
Your maximum offer = investor's max price − your fee.
The percentage is a rule of thumb, not a law. It leaves the investor room for their own profit and the costs you didn't list. Check what real buyers in your market actually pay before you lean on it.
